TL;DR

Most homeowners don’t know how old their roof is. Enter your address above and we’ll look up your home’s build year from public records, calculate your roof’s estimated age, and show you how much life is left based on common roofing materials. If you’ve had a roof replacement since the home was built, the real age may be lower.

How Long Does Each Roof Type Last?

Typical lifespan ranges for the most common residential roofing materials.

Asphalt 3-Tab Shingles

15 – 20 years

Most affordable option. Common on homes built 1970s–2010s. Deteriorates faster in hot climates or areas with severe storms.

Architectural Shingles

25 – 30 years

Thicker and more durable than 3-tab. Standard on most homes built after 2005. Better wind resistance.

Metal Standing Seam

40 – 70 years

Premium option with excellent longevity. Resistant to fire, wind, and hail. Higher upfront cost, lowest lifecycle cost.

Clay or Concrete Tile

50 – 100 years

Extremely durable, common in Southwest and Mediterranean-style homes. Heavy — requires strong roof structure.

Slate

75 – 150 years

The longest-lasting roofing material. Found on historic and high-end homes. Individual slates can be replaced as needed.

Wood Shakes

20 – 40 years

Natural look, moderate lifespan. Requires regular maintenance and treatment. Not allowed in some fire-prone areas.

Frequently Asked Questions

How do you know how old my roof is?

We start with your home’s build year from public property records (ATTOM Data). If the roof has never been replaced, its age equals the home’s age. We also check sale history — if the property was sold after construction, there’s a chance the roof was replaced as part of the transaction.

What if my roof was replaced after the home was built?

Our estimate assumes the original roof unless there’s evidence of replacement (like a sale or renovation permit). If you know your roof was replaced, you can use the material lifespan table above to calculate remaining life from your actual replacement date.

How do I know what type of roof I have?

Most US homes built after 1980 have asphalt shingles (either 3-tab or architectural). If your shingles look flat and uniform, they’re likely 3-tab. If they have a dimensional, layered appearance, they’re architectural. Metal, tile, slate, and wood are visually distinct. Our free satellite property report can help identify your roof material from aerial imagery.

When should I start planning for a replacement?

Start getting quotes when your roof reaches 80% of its expected lifespan. For a 20-year asphalt roof, that’s around year 16. For a 30-year architectural roof, start planning around year 24. Signs of aging include curling or missing shingles, granule loss in gutters, and visible daylight in the attic.

How accurate is this estimate?

The home build year from public records is highly accurate. However, we can’t confirm whether the roof has been replaced since construction without permit data. The lifespan ranges represent typical performance — actual life depends on climate, maintenance, ventilation, and installation quality. Use our quote check tool if you’re already getting replacement quotes.
