Write down the gaps
Separate included work, exclusions, allowances and unanswered questions. Missing information is unknown, not automatically included.
Clarify before deciding
Ask the contractor to resolve differences in writing. Discuss the decision together, then confirm the contractor’s available approval process directly.

Which areas, quantities and tasks are included? Which site conditions still need inspection?
Materials and changes
Which products or specifications are priced? How will substitutions and scope changes be discussed?
Exclusions and allowances
What is excluded or an allowance? Ask about removal, disposal, access, cleanup and any unresolved work.
Timing and dependencies
What start and duration does the contractor expect? What depends on materials, site conditions, permits or weather?
Payments and totals
What do the written total, taxes, deposit and milestones include? Which optional or additional charges need clarification?
Warranty and records
Which written warranty terms and exclusions apply? Which original documents and clarification notes should you keep?
