Know what you will get before you request a report.
A useful report explains where its information came from, what is missing, and what to verify next.
This guide explains the kinds of information shown in BuildFolio reports. It is not a completed customer report, an accuracy benchmark, or a promise that every field is available for your address.
Read the source before the number
Roof estimate: example fields
- Roof area and pitch
- Shown when the selected building has usable imagery-derived data. Missing fields must stay unavailable.
- Source and imagery date
- Check the provider and capture date when supplied. If a date is missing, do not assume the image is current.
- Planning cost range
- A disclosed estimate with its geographic scope. It is not a local contractor bid.
What to check yourself
- Is the selected building actually your house?
- Does the image predate an addition or roof replacement?
- Are detached structures, trees, and complex roof sections handled correctly?
- Which measurements and assumptions need an on-site check?
Unavailable is useful information. It means you should use another source, not treat a blank field as zero.
Free result and optional paid report

| Other $9.99 property-risk reports | Some completed tools offer a report with their available property-risk context. Read that tool’s offer; a wind, solar, or flood lookup is not the same product as a roof report. |
| Contractor software | A separate Free or Pro workspace for estimates and job workflows. Buying a report does not subscribe you to contractor software. Compare contractor plans. |
Contents depend on the source, property coverage, and report type. Reports are planning aids, not certified takeoffs, inspections, appraisals, or insurance determinations.

Homeowners: compare the written scope
Ask each roofer about measured area, waste, tear-off, decking, flashing, ventilation, permits, and warranty. A different total is not automatically wrong.
