Confirm the building. Make sure the selected property and roof match what you meant to look up.
Check the date. An addition or replacement may be newer than the available records or imagery.
Keep missing data visible. Unavailable means unavailable; it is not a zero measurement or a low-risk finding.
Understand the source. Parcel records, aerial estimates, and area-level hazard models serve different purposes.
Verify locally. Confirm measurements, adopted code requirements, insurance decisions, and legal boundaries with the right professional.

Optional $9.99 roof report	Where offered, adds state-adjusted planning ranges, materials and permit guidance, and quote-comparison or contractor-scoping sections. Offered after an English roof result: buy it directly when your address matches, or confirm the building first when it does not.
Other $9.99 property-risk reports	Some completed tools offer a report with their available property-risk context. Read that tool’s offer; a wind, solar, or flood lookup is not the same product as a roof report.
Contractor software	A separate Free or Pro workspace for estimates and job workflows. Buying a report does not subscribe you to contractor software. Compare contractor plans.

Contents depend on the source, property coverage, and report type. Reports are planning aids, not certified takeoffs, inspections, appraisals, or insurance determinations.
